The Signal Group (TSG) is a woman owned and operated consulting firm that for twenty years has been assisting affordable housing owners, state agencies, equity providers and lenders in understanding market rent, Section 8 renewal policy and financial options for existing affordable properties.

TSG provides market studies to developers and syndicators nationally with customized reports to fit the specific needs of the client. Approved by state agencies and a go-to provider for national tax credit syndicators.

TSG consulted to HUD Headquarters to draft the “Procedures of Preparing, Submitting & Reviewing Rent Comparability Studies (Notice 00-12)”, which is now incorporated into the Section 8 Renewal Guide Book. TSG performs Rent Comparability Studies nationally for Section 8 owners, managers and government agencies. Under contract to the U.S Department of Agriculture Rural Development, TSG staff delivered more than 600 rent studies.

Under contracts to the U.S Department of Housing and Urban Development (HUD), TSG has provided underwriting services for more than 200 and loan closing services for more than 400 - 223(f) and 223(a)(7) loans for both healthcare facilities and multi-family properties. TSG provides similar services under HUD’s Rental Assistance Demonstration (“RAD”) Program.
